Your step-by-step guide to home ownership

We’ve outlined the process of home ownership below, simply click on the arrows to scroll through the steps.

Step 1

Start researching early

Check out online real estate listings and results for properties sold in your preferred areas. This will provide you with an understanding of housing trends and prices.
Step 2

Determine how much you can afford

Arrange a meeting with a Badu team member to review your financial situation. You will need to bring proof of income, savings and investments you have, as well as an overview of your expenses each month. You can also use the first home buyer calculator to help determine your purchasing power.
Step 3

Obtain finance pre-approval

If you qualify for a loan, Badu will submit your financial information to the lender that meets your needs, in order to provide pre-approval for a loan. Depending on the lender, pre-approvals are typically valid for up to 90 days however it’s important to note that a pre-approval is not a guaranteed loan and may change on your official application.
Step 4

Find your home

Now that you know your budget and have your pre-approval in hand, you are ready to seriously look for a house! Once you have decided on the home you wish to buy, we submit your finance application. The chosen lender will arrange for an appraisal of the home and/or property you wish to purchase and then provide formal finance approval.
Step 5

Deposit and contracts

You will be presented with all of the paperwork required to complete your purchase. Make sure you have a lawyer or conveyancer check the details carefully. Once signed, allow a couple of days for your loan to be funded.
Step 6

Settlement

Congratulations, you are now the owner of your new future home. On this day your representative will meet with the vendor to swap your cheque with their title of ownership.
Step 7

Construction

If you’ve purchased a house and land package, construction can now officially begin! On completion of each stage of the build, you’ll receive a progress claim invoice. You’ll be required to sign this and return it to your lender to release payment.
Step 8

Home and contents insurance

Prior to moving into your home, you’ll need to take out insurance for the house and its contents.
Step 9

You’re ready to move in!
